We appreciate that it’s never the best bit of booking a holiday, but please take time to read through the booking conditions, they have been put together to make sure that problems and misunderstandings do not arise.
Your booking of the Beach House implies that you to accept these Terms & Condition’s.

The Beach House in Bol, Brac, Croatia – TERMS AND CONDITIONS.
Reference in these Terms and Conditions to “the House” means The Beach House in Bol located at Put Zlatnog Rata 47, Bol, Brac, Croatia.
Reference to “the Owner”, “us”, “our”, or “we” means Clive & Klaudi Bevan
Reference to “the Guest” or “you” means the person or persons accepted by the Owner as authorised to occupy the House for the period specified in the booking and shall, where the context permits or requires, include all persons named on the Booking Form.
Bookings made more than 8 weeks in advance require a 30% initial payment. The balance, plus any extras, is due 8 weeks before your holiday commences.
Bookings made less than 8 weeks in advance require the full charge plus any extras to be made at the time of the booking.
2. Balance Payment
On confirmation of the booking, the balance plus any extras is due 8 weeks before the commencement of the holiday. We do send reminders – the balance due date is shown on the confirmation form. If the balance is not received within 7 days of the due date we reserve the right to treat the booking as cancelled as set out in clause 13 below.
3. Damage Deposit
We do not charge for normal wear and tear, if you do break anything please let us know so that we can replace it. However on several occasions we have had sofa covers ruined with ‘felt tip pen art’ and in the event of such unnecessary damage a charge to replace the item will be made. A damage deposit of Euro 1,000 is payable via Home Away when your final balance payment is made, 8 weeks before your stay. HomeAway then holds the damage deposit and once our local agent or concierge confirms your check out, we will instruct for it to be returned. Please note, it can only be returned to the card or bank account from where the payment was made, we have no ability to alter this with HomeAway.
4. Method of Payment
On line payment by acceptable credit or debit cards through our advert on HomeAway or by direct payment to our bank account. Details will be provided if required.
The pool area is located behind the House. The pool is a constant depth of 1.5meters throughout with steps at one end. Guest are welcome to use the pool but do so entirely at their own risk and that by accepting these Terms and Conditions, agree that the owners and their agents are not liable for any injury or loss of life suffered by the Guest resulting from any and all swimming pool accidents or incidents. The Guest also agrees that children must be supervised at all times and that for safety reasons, breakable items such as glasses, plates and bottled should not be taken into the pool area, but kept within the pool kitchen. Non-breakable plates and glasses are supplied for your use.
6. Linen & Towels
All bed linen is provided and will be changed weekly. A more frequent change can be arranged on request and settled locally. Pool and house towels will be provided for your stay. Guests are asked not to take the house towels to the pool or the beach.
7. Price Changes
We reserve the right to amend prices quoted due to errors or omissions or changes beyond our control.
We will consider dogs on a case by case basis, as long as they are fully house trained and not left alone in the house. Please note the grounds around the Beach House are not fully enclosed
There is strictly no smoking inside the House, if you wish to smoke outside, please do not discard butts onto the driveway, pool area or surrounds, but discard responsibly, especially during the summer months when the fire risk is higher.
10. Check in – Check out
Check in is from 4pm on the first day of your booking and check out is by 10am on the last day of the booking.
The photographs and images on our web site, may not reflect the actual or current furniture, decoration, room layouts or fixtures and fittings; and we reserve the right to change furniture, decorations, room layouts and fixtures and fittings at any time.
12. Key collection / Return
You will be met at the house or at a pre arranged location by our representative who will show you around and answer any further questions you may have and then hand over two sets of keys. These must be returned when you complete your check out.
Cancellations must be advised by email. We will use reasonable endeavour to secure another booking for the House for the same term and if possible for the same charge, but we reserve the right to negotiate a lower charge.
Any refund will be made less an administration fee of Euro 100, and less any difference in the charge for the replacement booking. We shall not be liable to any Guest on the grounds that we have not used reasonable endeavour, or for any other reason
14. Changing a Booking
Once a booking has been confirmed the booking cannot be changed to another date except by dealing with the booking as a cancellation as set out in clause 13 above.
16. The Hirer Agrees:
(a) To keep and leave the accommodation in a clean and tidy state, returning all furniture to the place in which it was found on entry. No cleaning service is provided during the rental unless agreed as an additional requirement,
(b) To pay for any loss, breakage and damage (as detailed in 3 above)
(c) Not to do anything to make void or voidable any policy of insurance.
(d) Not to cause a nuisance or disturbance to any neighbours
(e) To allow the Owner or their local agent or contractors reasonable access at all times.
(f) To take all reasonable and proper care of the Property and its furniture, pictures, fittings and effects, and leave them in the same state of repair and condition, and in the same clean and tidy condition at the end of the period of occupation by the Guest as at the start.
(g) To leave the accommodation in such a state and condition that it is suitable for occupation for another Guest. If this is not the case the Guest will be liable for the hire charges as shown for the accommodation for the period until it is so available and for any loss or damage which shall be occasioned thereby.
(h) Not to share the Property except with members of the party shown on the booking form.
(i) Not to part with or remove any possessions, furniture or effects on or in the Property.
(j) Not to exceed the total number of people the House sleeps (8). A cot may only be occupied by a child aged 24 months or under.
In the event that any of these Terms and Conditions are breached, the Owner or their agent may forthwith re-enter the Property and terminate the occupation and/or pass to the Guest any additional charges and claim damages for all losses.
17. Non Availability of Accommodation
If due to any occurrence beyond the control of the Owner or agents, the accommodation is not available as booked, all monies paid will be refunded in full to the Guest, but neither the Owner nor our employees or agents shall have any further liability to the Guest.
From time to time it may be necessary to undertake repair, maintenance, or similar work either at or inside the House, and we reserve the right to undertake any such work at any time without making or paying any compensation, refund or similar payment to the Guest or any member of his/her party. Similarly, we cannot accept any responsibility for any building, maintenance or repair work by any neighbouring or other property, nor for road works or utility works. No compensation, refund or other payments shall be required or made in respect of any such work.
The Owner does not accept any liability for consequential loss or damage suffered (death or personal injury excepted) by the Guest or any other person which results from the Owner’s negligence or the Owner’s breach of this Agreement. The Owner does not accept liability for loss or damage suffered by the Guest, which results from acts or omissions of the Guest in connection with the hire and occupation of the Property. In addition, we accept no liability for loss of or damage to the Guest’s possessions kept or otherwise located on any part of the Property or land or for any death or injuries suffferd by thte guest whilst using the pool an pool area

21. Complaints Procedure
If you have any cause for dissatisfaction you must contact us immediately by email at firstname.lastname@example.org or by contacting our local agent. Save in the case of an emergency, it is imperative that we see the reason for the complaint before any remedial action is taken. We regret we cannot consider any complaints where we have not been given an opportunity to investigate the complaint and endeavoured to put matters right during the rental period; or any complaints made on or after departure.
The parties to this Agreement agree that if any part of this Agreement is found to be unreasonable, invalid or unlawful under any enactment or rule of law pertaining thereto, the Court or the competent tribunal shall have the power to strike out or override that part, whether it be an entire clause or clauses, or some part or parts thereof, and enforce this Agreement as though the unreasonable, invalid or unlawful part or parts had not been included.
23. Governing Law and Jurisdiction
These Terms and Conditions create a binding Agreement between you (the Guest) and us (the Owner), and are governed by and shall be construed in accordance with English law. This Agreement is subject to the exclusive jurisdiction of the English courts.
Wi-Fi and Internet
We provide free Wi-Fi Internet connections for our guests, but this is subject to local signal strength and atmospheric conditions which can adversely affect connection and are outside our control. We shall not be liable for any failure or unavailability of the Wi-Fi Internet signal or connection.
If guests use our free Wi-Fi internet connection, they are solely responsible for complying with all relevant laws and ensuring that no computer or software virus, inappropriate or illegal material, is accessed or downloaded, and we shall be fully indemnified by any guest using our Wi-Fi internet service against any computer or software virus which is downloaded and damages our software, systems or hardware, and against any other consequences of the accessing or downloading of inappropriate or illegal material. It is the sole responsibility of each guest to ensure that any parental locks or other restrictions are in place, and we cannot accept any responsibility for any inappropriate access or use of the Internet by children or others.
Cots and high chairs are available at the House.
You can take out holiday insurance to cover various risks including cancellation of your holiday due to circumstances beyond your control, such as accidents or illness. We strongly advise you to take out such insurance.
This property requires a three (3) night minimum stay in the winter season; longer minimum stays (7 nights) are required during the summer season. If a rental is taken for less than three days, the guest will be charged the three-night rate.
Local taxes of Euro 1.50 per person per day are included in the rental price
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
The Beach House is situated to the west of Bol town on the island of Brac. Sitting in a large 5000sqm plot and surrounded by pine trees, with with a 40sqm private pool, the Beach House offers seculsion and sensational views over the Adriatic towards Hvar.Sleeping eight people comfortably in four large bedrooms, all with en-suite bathrooms this is the ideal retreat for a large family or a group of friends, looking to enjoy Bol but with enough privacy to fully relax.On the first floor is the open plan living room and kitchen, leading to the large covered terrace, which has separate dining and seating areas. On the cooler ground floor are the bedrooms and the laundry room.Behind the house, slightly raised to maximise the views, is the pool area with its own kitchen, grill and dinning area.The Beach House is a short stroll to the famous Zlanti rat beach and 30mins from the centre of Bol Town.
Our rental owners are obliged to provide you with best price via our website. Prices on our website are set by your rental owners. We never go over their price.
All reservations are direct. You will receive instant confirmation via email. Your landlords will also be notified and contact information will be exchanged.
If you decide to book with us, few days before your check in we will send you an email with all discounts regarding your stay. Discounts vary from restaurants, boat and bike rentals, windsurfing school and equipment rental, quad safari and more.
All our rentals are checked by our staff and have certified national tourist category.
